What are Governing Documents (CC&R's) and why must I follow them? 
The Governing documents are the Articles of Incorporation, Bylaws, Declaration of Covenants, Conditions and Restrictions (CC&R's), or guidelines that have been established by the Developer to promote uniformity and to maintain property values throughout the community. When you purchased your home, you signed a legal binding document stating you are living in a mandatory association.  This document, stated you agreed to abide by certain standards of maintenance, upkeep and behavior of living, to make the community as attractive as possible so as to enhance your property values.
Where can I get a copy of the Governing Documents? 
You may request a copy of the documents via email at info@themacgroupco.com Please state the association in which you live to help speed up the process.  Document charges are $35.00 per request.

 

What is a Resale Certificate?
A resale certificate is a disclosure by the Association stating the amount of assessment owed to the Association, and any current violations on the property.  The disclosure notifies the new buyer of the potential money due to the association and any outstanding violations that must be corrected prior to the purchase of the home.  A resale certificate also provides the new owner with the governing documents, insurance coverage for the association and notifies the buyer of any potential claim or suit filed against the association.

What do my association fees cover?  

Each community is set up differently, but bound by the same laws to maintain the common areas.  Depending on the community features and common areas, the fees cover some of the basic following categories:  electricity for lighting and irrigation, water for pools and irrigation, landscape contract of common areas, annual audits if mandatory, association insurance, newsletter printing, printing costs associated with billing for assessments, mailing of flyers, letters and postcards, postage for all mailings, pool service, porter service, storage fees for owner files, city permits as required, phone services for common areas if necessary, chemicals for pool, community social events, legal services for collection of assessments, legal and professional services as needed, website fees, playground maintenance, perimeter wall or physical structure repair, bank fees, management fees, electricity for pools, clubhouses and entrances, seasonal color changes at entrances, pools etc.

Can I report a neighbor's violation anonymously?  
All calls and emails reporting violations are always anonymous and may be done by emailing info@themacgroupco.com. 
How can I get my account balance and where do I pay my assessments?  
You may request your account balance at info@themacgroupco.com, please be sure to include your name, the association name and your address when emailing or calling.  Assessment checks should be payable to the association in which you live and mailed to the PO Box address listed on your statement, or directly to our office at 17130 Dallas Pkwy, Ste 220, Dallas TX 75248.

 

What if I received an attorney letter, who do I contact to get my balance or violation resolved? 
If you receive an attorney's letter for a past due balance or from an outstanding violation, please contact the attorney's office first so they can update your case.  This will avoid further fines or attorney fees from collecting on your account.  Secondly, please contact our office so we can update your account records, set up a payment plan (if offered by the Board) or allow you a time frame for compliance to be met.  For all accounting concerns, please contact info@themacgroupco.com.  For violation concerns, please contact your direct manager or email info@themacgroupco.com and state the community you live in and the address of your home, along with a detailed description of the violation in question.
